Why the need for HIPS?

Approximately 30% of property sales in the UK fall through, causing frustration and expense for all involved. Providing information up front will enable potential purchasers to make a more informed decision much earlier in the process.

A HIP will have to contain:-

• Details of the title to the property;
• Local and water searches;
• Details of leasehold information;
• An energy certificate.

A HIP may contain:-

• Other searches;
• Commentary on legal title;
• Replies to enquiries and fixtures and fittings lists.
